USER is the person who contacts and makes the reservation

1) Terms and availability of the reservation
There must be always and in any case, a direct communication with CALMOSQUETA's managers, above any central reservation and automated process, to establish the terms of the reservation - the availability of the house, the price and the maximum capacity -. In any case, what is detailed on the website takes precedence over any specification of any other external website.

The images and photographs of the house as well as all its elements, complements, characteristics and distribution are detailed in the web, but in the case that there are doubts and clarifications are necessary, the communication will be direct and personal so that CALMOSQUETA can provide all the necessary information and clarifications that may arise to the user, prior to the booking decision.

Once the reservation is accepted, the USER accepts all the established terms, conditions of use, characteristics and elements of the house.
The USER must provide his/her personal data, contact telephone number, e-mail or other means in case the latter is not available - so that CALMOSQUETA can contact him/her in the course of the confirmation of the reservation and issue the confirmation of the reservation and its terms in writing and in order to be able to contact him/her during his/her stay.

2) Advance payment of the reservation
For the firm confirmation of the reservation requested by the USER, it will be necessary the payment of an ADVANCE PAYMENT by bank transfer, of 100% of the total amount of the reservation, or the total amount of the reservation, in a bank account that will be provided to the USER at the moment he/she confirms his/her reservation.

In the event that the USER has confirmed his/her desire for accommodation, but within 1- 2 working days - depending on bank availability - the USER has not contacted CALMOSQUETA to send the receipt confirming the payment of the deposit, CALMOSQUETA will try to contact the USER to confirm whether or not the payment has been made. In the case of not being able to establish communication or if the USER has not made the ADVANCE PAYMENT, CALMOSQUETA has the power to disengage from this verbal commitment to assume a new reservation because the terms established to formalize the reservation have not been fulfilled.

3) Confirmation of the reservation and its terms
Once the transfer has been made by the USER, he/she must communicate with CALMOSQUETA through the means of contact at his/her disposal and that we indicate on the web - via email or whatsapp -, sending us the proof of the transfer - scanner, photo, on-line receipt, or direct mail from the bank -.

Once CALMOSQUETA receives the proof of payment, it will send the USER, via email, whatsapp, the confirmation of the reservation detailing the agreed terms of the same.

In any case, the confirmation of the reservation, even having sent the email with the confirmation of the terms upon receipt of the receipt, is ultimately subject to the veracity and proof of the actual income in the account. So if there is no such deposit in the account prior to the day of entry into the house, the reservation will be automatically canceled because the conditions required for the reservation have not been met.

4) Payment of the reservation
As detailed in point 2, there will be an IN ADVANCE PAYMENT of 50% by bank transfer for the reservation to be confirmed.
The remaining 50% will be paid in ADVANCE by the USER on the day of arrival and reception, when the keys are handed over and the USER registers.
In case of non-payment by the USER, the reservation will be automatically cancelled.

5) Immediate reservation
An immediate reservation is considered to be that which, due to its spontaneity and immediacy, does not allow for planning in time with ADVANCE PAYMENT.
In these cases the confirmation of the terms by CALMOSQUETA will also be made by email or whatsapp, to be provided by the USER, being a written record of them.
The payment will be 100% and the user will make it CASH the same day of arrival and reception, upon delivery of keys and registration of the USERS.

A) Deposit
Deposit → the amount of 60€ will be paid as a deposit in response to : → a deposit of 240€ (group) shall be paid as a deposit in response to
response to :

□ possible deterioration of the furniture and/or utensils, installations and equipment of the house or missing pieces of clothing (sheets, blankets, bath towels, bath mats) or household appliances.

□ possible damages caused by your pet during the stay (regulations for stays with pets).

The amount of this deposit will be returned if it is verified that there is no damage or damage. If there are damages, they will be valued according to the scale and will be discounted from the deposit. In case they are superior the client will pay the difference

The full refund of the deposit will be made as long as the apartment is in perfect condition. If when leaving the apartment the owner verifies that there have been damages or flaws in it, he will deduct the repair costs from the amount of the deposit to be returned.

6) Cancellation of the reservation by the USER
For the cancellation of the reservation, the USER must communicate in writing with CALMOSQUETA by means of the email address provided on the web.

If there is a verified PAYMENT IN ADVANCE and communication of cancellation, it is proposed to the USER to place his stay according to the following criteria:

Refund of:
0% - communicated before 7 days onwards no refund will be made
not communicating the USER will have to pay CALMOSQUETA 100% of the value of the reservation.
CALMOSQUETA will not refund the deposit by bank transfer, it is proposed to the USER to postpone his stay in case of serious illness (hospitalization, etc.). a medical report will be requested. The 50% deposit will be deducted from the price of the next reservation (30 days) on the date of cancellation, unless the USER communicates otherwise.

The maximum period for the new reservation from the communication by the USER, will be 3 working days. CALMOSQUETA will send an email confirming to the USER that the new reservation has been made in order for the USER to verify that everything is correct.

7) Cancellation of the reservation by CALMOSQUETA
CALMOSQUETA may consider the reservation cancelled if the terms agreed upon are not respected, even if the reservation has been confirmed.

The conditions established in the document USES OF THE HOUSE available to the client are not respected.
The USER does not carry with him the documentation to identify himself or does not carry out the regulatory registration.
In these cases, there will be no refund of the ADVANCE PAYMENT.

8) Modifications of the terms of the reservation
If the USER, once the reservation has been confirmed, finds it necessary to change the check-in and check-out dates, he/she should contact CALMOSQUETA to check availability and the possibility of adaptation.

In the event that this modification affects previous or subsequent reservations with other users in the availability of CALMOSQUETA and it is necessary to proceed to the cancellation of the formalized reservation, the criteria established in points 6 and 7 of cancellation of reservations will be applied.

If the USER wishes to extend the periods, once the availability has been established by CALMOSQUETA, the USER will have to pay the difference in advance.

If the USER decides to enter later than the date booked and agreed in the established terms or ends his stay before the agreed date of departure, he must inform CALMOSQUETA for the organization of reception and closing of the house and all its elements, according to these new dates. In either of these two cases, no refund of any amount of the reservation will be made as it is understood as a voluntary cancellation and outside the days prior to arrival - point 6 - and directly affect CALMOSQUETA in the planning of reservations of the house with the availability of other users.

9) Booking with pets
In any case that the user travels with a pet, he/she must indicate it to CALMOSQUETA prior to the formalization of the reservation, being subject to the acceptance and formalization of the conditions and terms agreed in the previous communication.

The fact that the user travels with a pet must be reflected in the confirmation email and terms. If this is not the case and there has been no communication that the user is traveling with a pet, the reservation will be automatically cancelled.

In the event that the pet has caused damage to the house, its facilities or its elements, the USER shall be responsible for their replacement or repair by means of the corresponding economic value.

The user must pay a deposit of 60 € on arrival to cover any damage that may be caused.
This deposit will be fully refunded upon check-out and is subject to an inspection by the accommodation to assess if there has been any damage.

10) Arrival day

Given that the RURAL HOUSES do not have 24h reception, the USER must communicate and agree with CALMOSQUETA the time of arrival in order to carry out the reception personally:

Registration of the USER with ID card, DRIVER'S CARD (Nationals) or PASSPORT (Foreigners)
Payment of the remaining amount of the reservation
Delivery of keys
Presentation of the house and explanation of the rules of use and its elements
Information of services of the area and tourism and any clarification that the user may need, in the case of variation in the agreed time of arrival should be communicated to establish a new time.

11) Departure Day
The day of departure the user must contact CALMOSQUETA and formalize the departure:

Return of the keys
Check out of the house by CALMOSQUETA
Closing of the house and all its elements
The time of departure will be agreed with CALMOSQUETA, not exceeding 11 am. In exceptional cases where there is no priority to prepare the house for another new user, the stay may be extended until 12h00 at no additional cost.

12) Complaints and claims
CALMOSQUETA is governed by the requirements established by the Junta of the province for the RURAL HOUSES under the corresponding licenses.

Our intention is that the USER, when staying at CALMOSQUETA, feels as comfortable as possible with our attention and feels as if it were his own home.

In the event that the USER has any need that goes beyond the basic needs provided by the current regulations, CALMOSQUETA is at the disposal of the USER to help him/her as much as possible by means of communication and information and by looking for all those elements that we can incorporate and that may be within our reach.

If outside of this communication there is any need for a complaint or claim not feasible to be put in solution through a personal way and good collaboration, the USER has in CALMOSQUETA complaint forms as established for all public service establishments.
